CANTILEVERED BALCONY REPLACEMENT

To bring the family’s vision to life, 360 GSS worked in close collaboration with structural engineers to craft a bespoke solution that blended strength, beauty, and architectural harmony. Steel Subframe: A custom-fabricated, galvanised steel subframe was created and powder-coated in white to match the home’s existing exterior detailing. This ensured long-term durability while maintaining visual cohesion with the Edwardian façade. Decking and Balustrade: Maintenance-free composite decking was installed over recycled plastic lumber joists – an environmentally friendly yet hard-wearing choice. A frameless glass balustrade, fixed using a heavy-duty face-fix base channel, was selected to preserve uninterrupted views of the countryside. The toughened and laminated glass panels provided both strength and elegance. Design and Engineering: The balcony was cantilevered from the building – eliminating the need for vertical supports beneath – which allowed for a more expansive structure without cluttering the space below. This created an open, airy feel while respecting the symmetry and proportions of the period property. Glass Coating: To reduce maintenance further, all glass panels were treated with an Easyclean coating free of charge, helping to maintain crystal-clear views with minimal effort. Complete Project Management: The full-service package included everything from the initial survey and structural engineer’s report to removal of the original balcony, fabrication, and final installation. All work was carried out using lifting and access equipment to ensure a smooth, safe, and efficient process.
